- Enforcement Authority: The Estate Management is the enforcement arm of the Association with full powers to enforce these rules and regulations.
- Penalties for Default: Failure to pay the Annual Service Charge as and when due will attract penalties such as:
- Disconnection of basic facilities.
- Denial of vehicular access in and out of the Estate.
- Withdrawal of any other privileges associated with residing in the estate.
- Enforcement Timeline: Formal enforcement of the Annual Service Charge shall commence from April of the relevant year.
- Vandalism & Legal Action: Where a defaulter or resident vandalizes any estate property (e.g., electrical panels, plumbing installations, etc.), such resident will be reported to the Nigeria Police Force and other law enforcement agencies for criminal prosecution.
