- External Contractors: In the interest of security and safety, no external contractor (Electrical, Plumbing, Masonry, etc.) will be allowed into the estate unless workers are duly authorized by the Management Committee and registered at the security post. All workers must strictly comply with Health, Safety, and Environment (HSE) rules.
- Speed Limit: Maximum speed limit on all roads within the estate is 20 km/h.
- One-Way & Directional Rules: Driving on the wrong side of the road or against one-way signs is strictly prohibited.
- Pedestrian Courtesy: Drivers must exercise due regard for pedestrians, joggers, and children.
- Sidewalks & Jogging: Pedestrians must use sidewalks at all times. Joggers operating in the dark are required to wear reflective/illuminated safety gear.
- Learner Drivers: Driving instruction and learner drivers are strictly banned within the estate.
- Commercial Taxis: Painted commercial taxis are not allowed entry into the estate.
- Resident ID Cards: Upon payment of the Annual Service Charge, all residents and domestic staff must carry an official Association-issued ID card at all times.
- Visitor Passes: Temporary ID cards will be issued to visitors staying for short periods.
- Parking Allocation & Vehicle Stickers:
- Standard Flat + BQ: Entitled to 2 car parking slots and 2 car stickers.
- 1-Bedroom Flat: Entitled to 1 car parking slot and 1 car sticker.
- Extra Cards/Stickers: Requests for additional ID cards or stickers require Management Committee approval and payment of a prescribed fee.
- Schools & Businesses: Commercial entities within the estate must issue identification cards to all students and employees.
- Indiscriminate Parking: Prohibited across all estate roads.
- Tire Deflation Penalty: Vehicles parked along estate roads will have their tires deflated by security guards.
- Overnight Parking & Towing: Vehicles without valid stickers parked on roads overnight will be towed at the owner’s expense.
- Slot Compliance & Clamping Fine: Residents must strictly park within their assigned slots. Non-compliance results in wheel clamping and a mandatory N3,000 clamping fee (a warning is issued for first-time offenders prior to fine enforcement).
- Visitors’ Parking: All visitors must park exclusively in designated Visitors’ Car Parks as directed by security guards.
- Confinement: Dogs and domestic pets must be contained entirely within the owner’s property.
- Medical Documentation: Pets must undergo regular medical checkups and vaccinations. Owners must present medical certificates upon demand.
- Leash & Muzzle Mandate: Any pet found outside unaccompanied, without a leash, or without a mouth guard will be treated as a stray and impounded at the owner’s expense.
- Stray Removal: Management reserves the right to employ reasonable measures to remove stray animals.
- Curfew for Minors: Children under 12 years of age are not permitted outdoors after 7:00 PM unless accompanied by an adult.
- Monitoring & Movement: Residents must educate domestic staff on estate rules and ensure they do not wander or roam the estate at night.
- Disengagement Notification: Residents must promptly notify the Facility Office when domestic staff are disengaged.
- ID Retrieval: Residents must retrieve ID cards from disengaged staff or submit their names and photographs to the Facility Office.
